| 1. HOW DO I SEARCH FOR A DEED OR DOCUMENT IN THE INDEX? See Searching Records for particulars about searching Carroll County Registry records in the Registry Information tab on the left side of the website. 2. HOW DO I OBTAIN A COPY FROM THE REGISTRY? There are various ways to obtain copies from Carroll Registry of Deeds. Carroll County Property Owners: You may obtain a copy by mailing in a request providing the name of the grantor(s)/grantee(s) on the document as well as the book and page reference. If you need assistance with this, please call. Please enclose a check made payable to the Carroll County Registry of Deeds with the appropriate copy charge and postage fees or self-addressed stamped envelope. Click here for copy charges. (You may also call our office and we will take your credit card information over the phone, then either mail or email the copies you requested.) General Public: If you do not have a Laredo Anywhere account, you may search, view documents, and make copies using Tapestry. For more information about effectively using Tapestry please review this information. You may search the records for no fee using AVA – Index Only, but please be aware that if you search in AVA and click the link in that index entry “Purchase more information and the image for this document” the document number for that document will pre-fill in Tapestry, and the Tapestry search fee will apply. The registry is open from 8am to 4pm, Monday through Friday, and we welcome you in to do your research in our office utilizing the Laredo Anywhere search product. Copies from the Registry are $2/page and $5 for large format plan copies. If you need to access our records on a regular basis, please complete a Laredo Anywhere application and mail to our office, with a check for the set- up fee. We will review and get back to you with log in credentials if your application is accepted. 3. HOW DO I ADD OR CHANGE A NAME ON MY DEED? Once a document is recorded with the Registry of Deeds, it is a part of Carroll County official land record and cannot be altered. To change or add a name to a deed, we suggest you consult a lawyer who may prepare and record a new document which would change or add the name. 4. HOW DO I FIND A PLAN OF MY LAND? If a plan is recorded, you would find the plan indexed under the name or title of the plan. The plan recording information may be referenced in your deed. Search using your preferred search product, perhaps limiting your search to plans, under the name of the owner(s) of the property and/or the name of the subdivision or condominium. Not all properties have been surveyed or have recorded plans. If your property is part of a subdivision, a plan may be recorded. If a former owner had the property surveyed, search the former owner(s) name(s). Plot plans are not recorded at the Registry of Deeds as they are for mortgage purposes and may or may not have been required by a lender at the time of your closing. Please check your closing documents. 5. I NEED TO KNOW HOW MUCH I PAID FOR MY PROPERTY. CAN YOU TELL ME? When you purchased the property, you paid a transfer tax based on the selling price. The tax rate has changed over the years and a schedule of the various rates is available by visiting the State Transfer Tax page. The date of the deed will determine the rate at the time of your purchase and the tax stamp can be converted to a selling price (please keep in mind that occasionally corrective documents are recorded which may reflect a different purchase price than the price indicated on the original deed). 6. I HAD LIEN AGAINST ME WHICH HAS NOW BEEN PAID AND WAS TOLD YOU WILL RELEASE ME. We do not originate any records here, our function is to record documents brought to this office. An original release must be obtained from the party that placed the lien against you. This release may then be recorded with the Registry. 7. I WANT TO KNOW WHO OWNS A PIECE OF PROPERTY. YOU HAVE ALL THE LAND RECORDS, CAN YOU TELL ME All records in the Registry are indexed by owner’s name, not a property address. You must have a name and if not, then you should contact the assessor or the town tax collector where the property is located. They will have the property owner’s name listed for that property. 8. HOW DO I VERIFY PROPERTY OWNERSHIP AND TAX PAYMENTS? Questions concerning town taxes should be addressed to the Tax Collector in the town where the property is located. Taxes are collected at the local level. CAVEAT – Please remember the index is only a pointer to the actual document and should not be relied upon. It is necessary to review the image of the actual document to ascertain the function of the document.
