Grafton County Recording Fees

Payment is to be made at the time of recording.

As of March 1, 2015 The Grafton County Registry of Deeds will be requiring 3 separate checks for recording documents.

One check for recording fees, one check for LCHIP surcharge and one check for the DRA Real Estate Transfer Tax. All three checks should be made payable to Grafton County Registry of Deeds.

The ability of the New Hampshire Department of Revenue to collect insufficient funds is the driving force behind this policy change. Maintaining the one check policy leaves the taxpayer of Grafton County responsible for any uncollected funds on returned checks for Real Estate Transfer Tax.

Return postage to be added to Recording Charges for EACH document.

Checks should be made payable to Grafton County Registry of Deeds.

SURCHARGE ON DOCUMENTS
$2 Surcharge is imposed on all documents including plans pursuant to NH RSA 478:17-j.
Surcharge is included in Recording Fees listed below.
$25.00 State LCHIP surcharge fee due on each deed, mortgage,
mortgage discharge, and plan set recorded under RSA 478:17-g.

Effective July 1, 2008

Return postage or a self-addressed stamped envelope must be included if being returned by mail.

ALL DOCUMENTS EXCEPT
Assignments of Mortgages, UCC Recordings, Discharges and Release of Liens:


$12 for the first page of document
$4 for each additional page

ASSIGNMENTS OF MORTGAGES
$12 for the first mortgage assignment
$4 for each additional pageblanket $5 for each subsequent mortgage being assigned

UCC RECORDINGS AND TERMINATIONS
$17 for the first page
$4 for each additional page

DISCHARGES per RSA 478:17-g, I

RELEASE OF LIENS

PARTIAL RELEASE
$12 for the first page

PLANS:
A. 8 ½ x 11 = $11
B. 11 X 17 = $11
C. 17 X 22 = $16
D. 22 X 34 = $26
The material composition of the plans shall be suitable for electronic scanning and archiving.
Per amended RSA 478:1-a. Mylar or wash-off Mylar.

TRANSFER TAX
Effective July 1, 1999

The rate of the tax is $15 per $1000 or fractional part thereof, of the rate or consideration for such sale, grant or transfer; except that where the price or consideration is $4,000 or less there shall be a minimum tax of $40. The tax imposed shall be computed to the nearest whole dollar.
